EPA studies indicate that air levels of indoor pollutants may be to or three times higher than outdoor levels. - A detailed documentation of the history of the problem. EMS will discuss moisture concerns and history with you, and document the process. Documentation will include history, pictures, future.
- Visual inspection. A visual inspection is the initial step in identifying possible contamination problems. It will identify any visible water leaks or moisture stains on ceilings, walls, floors or under counters. The air conditioning and heating systems, the attic and crawl spaces will receive a visual inspection as well. The use of equipment such as boroscope, to view spaces in ductwork or behind walls, and moisture meters are used to help identify hidden sources of mold growth and the extent of water damage. Mold sampling will be recommended if there is any noticeable, mold growth, musty odors, visible water stains, poorly maintained HVAC systems or construction defects. By combining a visual inspection with air, tape, swab or bulk sampling, the inspector can help identify the hidden source of mold, allergens and indoor air pollutants and the extent of any acute or chronic water or moisture damage.
- Air Sampling. The purpose of air sampling is to determine the type and amount of airborne contamination in a building. Air sampling may be necessary if the presence of mold, allergens or toxins is suspected [musty odors, allergies] but cannot be identified by a visual inspection. When air sampling is performed, both inside air and outdoor air are sampled, so the results can be compared to see if a problem exists. Typically, the indoor sample is taken while the heating and/or air conditioning unit is operating; this will ensure the interior air is effectively tested.
- Tape/Swab Sampling. Tape/Swab samples are usually collected from visable moldy surfaces by wiping the area with a sterile swab. This type of sampling is used to identify specific mold types.
- Recommendations and Laboratory Results. Once the home has been visual inspected and the mold circumstance evaluated, action can be planned to clean it up and prevent future contamination. Based upon site evaluations and sampling lab analysis results we will provide you with a detailed report that can be used for disclosure and references. In all situations, if mold exists, the underlying cause of water damage must be corrected.

The term remediation is a fancy word defined in the dictionary as “to remedy” “to cure or correct”. When correcting mold infestation the goal is to return the area to normal or natural levels of mold particles on the surface and in the air. It is impossible to completely eliminate all molds and mold spores indoors. Mold will always be found floating in the air and in house dust. Mold and mold spores are usually not problematic unless found at a elevated level within a contained air space, witch is dangerous to all occupants and the buildings structure.
Eason Mold Services employs specific remediation procedures to insure that all areas are properly contained, and the most effective industry practices are used to return your home or building to a safe indoor environment. Mold Remediation Procedure
- Safety first. At EMS safety four our staff and clients is the most important aspect of every job. All Personal Protection Equipment is checked daily along with all other equipment. Respirator programs, ongoing education process and onsite first aid prevention measures are standard.
- Documentation. All aspects of the remediation project are documented.
- Correction of moisture source. Moisture sources must be stopped or mold will continue to grow. Once the moisture sources is resolved clean up can begin.
- Containment. Isolating the area to prevent mold spores from migrating to other parts of the structure. Proper containment should be constructed with decontamination stations and 6 mil plastic barriers.
- Air scrubbers. Work in conjunction with containment. They provide a negative air filtration, by filtering the air with 100% HEPA filtration technology. This contains mold spores to one central location and allows proper removal of all air particles down to .3 microns with 99.97 % efficiency.
- Removal of mold and spores. Removal of spores and contaminated materials. All contaminated materials are neutralized, bagged and removed for proper disposal. Removal techniques vary on the given situation, all current and state of the art techniques are used this process. HEPA vacuum and damp wiping of all surfaces to remove spores. If removal of a substrate is not possible treatment with fungicide will neutralize any growth. Treatment with a anti microbial encapsulate will prevent future growth.
- Clean up. Final HEPA vacuum and removal of all plastic, air scrubbers and containment, to return the dwelling to pre loss condition.
- Clearance test. Although they are optional depending on the situation, we recommend them. They provide final testing of the environment to determine the efficaciousness of the treatment. They are necessary for insurance and real-estate transactions. A written report is included from a independent laboratory.
